Arup has been contracted by the architects Chapman Taylor to carry out the engineering design, including the structures (with design specialized in the matter of wind and seísmo), geotecnia, the facilities, the security against fires and the consultancy of facades, from the conception of the project to the phase of licitation.
For the structural system, Arup used the last technologies in seismic design, including the use of viscous shock absorbers (part of a system of damping patented by Arup) and methods of design trims in the operation of buildings of high altitude. With these methods one obtained one more a economic structure by the reduction of the thicknesses of the structural elements, and a building that reacts better as much in conditions of wind as of earthquake. The geotécnicos studies and of wind tunnel have increased the useful area of the building, having done it altamene efficient and profitable.
The facade was designed to reach a balance between aesthetic, rapidity and quality of construction and costs of investment and operation. An integral approach predominated in the design of the system. The conceptual design of Los Faros de Panama and the details of the facade were elaborated in coordination with the structural design, to guarantee a common solution for the tolerances and the fixations. The operation costs optimized by means of a balance between the costs of the facade and the requirements of space and cost of the conditioned air.
The design of the Los Faros de Panama Condo facilities adapts to the conditions of the local market and to the future operation of the complex. An optimal combination between centralized and decentralized facilities allows to operate of independent way the different uses, while it reduces the cost that supposes a central equipment. The design includes a photovoltaic installation to pave to give provision to the electrical illumination in the common zones, as well as a plant of treatment of pluvial waters and dirty collections in the building.
